Financing
Acquisition Financing
A loan to buy a property, secured by that property.
The everyday bank or lender loan used to buy a hotel or commercial building. It can include money for renovations or a brand-required PIP.
A good fit when
- The property already makes steady money
- You can put 25 to 40% down
- You want a familiar, straightforward process
Quick facts
| Loan size | About $1 million and up |
|---|---|
| Down payment | 25 to 40% (hotels often 35 to 50%) |
| Term | 5 to 10 years, paid over 20 to 25 years |
| Rate | Fixed or floating; often a Treasury yield or SOFR plus a margin |
| Personal guarantee | Usually from banks; often not from life companies or CMBS lenders |
| Time to close | 45 to 75 days |
Typical ranges as of October 2026. Every lender and deal is different.
Watch out for
- The lender's timeline must fit your purchase contract deadlines
- Early-payoff penalties vary a lot
- Lenders size the loan on today's income, not your plans
