Joint Venture Equity
A partner who puts in most of the cash in exchange for a share of the profits. Usually the hardest money to raise.
An investor puts in most of the equity, often 80 to 95%, alongside you, and the profits are split under a negotiated formula. It suits larger developments or purchases you cannot fund alone.
A good fit when
- The deal is bigger than the cash you have
- Ground-up development
- You have a track record investors can underwrite
